Evans Home Inspections reports will provide you with the most current and educated information of building evaluations and abide by the national standards for the purpose of serving and protecting our clients health and safety, as well as their financial investment!
Our inspection will include an evaluation and report of all the following systems (when accessible):
Includes roof coverings, flashing's, skylights, chimney's, and roof penetrations.
Includes wall cladding, flashing, trim, exterior doors, windows, decks, balconies, stoops, area ways, porches, patio cover, and applicable railings. Plus, vegetation, grading, drainage, drive ways, patio floors, walk ways, retaining walls, eaves, soffits, fascia's, and etc...
Includes ceilings, walls (includes fire wall separation), garage floor, garage doors and operators, and occupant door (from garage to inside of home).
Includes ceilings, walls, floors, steps, stairways, balconies, railings, counter and cabinets (representative number), doors (representative number), and windows (representative number).
Includes foundation, basement, crawlspace (report signs of abnormal or harmful water), walls (structural), columns or piers, floors (structural), ceilings (structural), roof structure, and attics.
Includes plumbing drain, waste, and vent systems, plumbing water supply, distribution system and fixtures, hot water systems, controls, chimneys, flues and vents, main water shut-off device (describe location), fuel storage and distribution systems (interior fuel storage, piping, venting, supports), main fuel shut-off (describe location), and sump pump.
Includes service entrance conductors, service and grounding equipment, main overcurrent devices, main and distribution panels, branch circuit conductors, overcurrent devices and compatibility of their amperage and voltage, connected devices and fixtures, operational ceiling fans, lightening fixtures, switches, and receptacles (observed from a representative number) located inside the house, garage, and on the dwelling's exterior walls.
Plus, polarity and grounding of receptacles within 6 feet of interior plumbing fixtures, all receptacles in garage, carport, and exterior walls of inspected structure, operation of GFCI, location of main and distribution panels, smoke detectors, and carbon monoxide detectors.
Heating/Cooling Air Conditioning Inspections
Includes heating equipment, normal operating controls, automatic safety controls, distribution systems (including fans, pumps, ducts, and piping, with supports, insulation, air filters, registers, radiators, fan, coil units, and convectors), presence of installed heat source in each room, chimneys, flues, and vents (for fireplaces, gas water heaters, or heat systems), solid fuel heating devices (fireplaces, wood stove), gas/LP fire logs and fireplaces, cooling and air handler equipment, normal operating controls, and presence of installed cooling source in each room.
Insulation and Ventilation Inspections
Includes insulation in attic, insulation under floor system, vapor retarders (in crawlspace or basement), ventilation of attic and foundation areas, venting systems (kitchens, baths, and laundry), and ventilation fans and thermostatic controls in attic.
Built In Kitchen Appliance Inspections
Includes dishwasher, ranges/ovens/cook tops, range hoods, trash compactor, food waste disposer, and microwave cooking equipment.
This component is an extra fee.
Our Mold Inspections are intended to determine the "actual causes" of possible mold. Our company does not provide Mold Testing. Our company believes that all types of Fungi Growth/Mold in a home should be removed/remedied despite what type it is!
Infrared Thermal Imaging Inspections
Our company uses a FLIR Thermal Imaging Camera which shows surface temperature differentials to help find deficiencies in the home or building that cant be revealed using conventional inspection methods such as, Over Heating Electrical Components, Insulation Defects, Water Intrusions, Faulty Heated Floor Systems, Etc...
